Real Estate Consultations
At Brandiwine & Co., we give you expert guidance and advice pertaining properties.
All Consultation Includes:
Comparative Market Analysis (CMA)- This research finding other properties thate compare to your home. This involves creating an in-depth comparison of its age, size, location, and other features of the home. The search is within a 1, 2, or 3 mile radius, which have sold within past 3,6, or 12 months. Current market data is what determines fair value, giving you a realistic idea of what your home may be worth today.
Title Search- We will research a chronological record of all owners and transfers of the property. We will find any liens such as mortgages, unpaid taxes, easements and any encumbrances that may affect the property in a negative way.
Fraud Alert Lock- We will put your property on the fraud alert list. This will protect you by being “alerted” anytime someone tries applying for permits, or attempting to update a deed. A.K.A (transfer of title). Property information is a matter of public record. Real estate fraud is becoming an issue for many homeowners, in the State of Florida. This illegal practice comes in the form of deception. It involves manipulating the transfer of property through misrepresentation, or other dishonest means.

Listing & Marketing Services
OPTION 1
We market your listings within the multiple listing platform(s), (MLS). We travel to the property and provide our signage, (if applicable). We will take photos of the interior and exterior. We will measure rooms sizes and provide the lockbox for easy access. Once the offers come in, we forward them to you for review and consideration. Once you accept an offer we, ensure all signatures are gathered and contract is fully executed for your files.
Your Responsibilities:
You are responsible for scheduling and attending appointments for (showings, inspection, appraisal, and final walk-through).
Post Closing Responsibilities: Upon closing, we will travel to the property to remove signage, marketing materials, lockbox and return them to the appropriate parties.
What we need to get started:
- Brandiwine & Co., will send you a listing agreement to sign, via electronically for signatures.
- You will provide us with contact information for all parties associated with the listing transaction.
- You will provide us with signage and lockbox if you choose to use your own marketing tools.
Option #1 Pricing
Listing fee: $1,250.00. A 2.0-3.0% commsion rate to be offered to the buyers agent. (This is standard compensation for them to bring the buyer to the table).
OPTION 2
We market your listings within the multiple listing platform(s), (MLS). We will provide marketing content. It’s your responsibility to take interior measurements, marketing photos, use your own signage and lockbox for access to the property. Once the offers come in, we forward them to you for review and consideration. Once you accept an offer we, ensure all signatures are gathered and contract is fully executed for your files.
Your Responsibilities:
You are responsible for taking photos, signage placement and lockbox placement. You are also responsible for scheduling and attending appointments (showings, inspection, appraisal, and final walk-through). Upon closing you are responsible for removing any marketing materials pertaining to the property.
What we need to get started:
- Brandiwine & Co., will send you a listing agreement to sign, via electronically for signatures.
- You will provide us with a fully executed listing contract.
- Provide us with contact information for all parties associated with the listing transaction.
- Provide us with marketing photos. ( Clear photos must be taken of the exterior and interior of the property ).
- You will need take interior measurements.
Option #2 Pricing
Listing fee: $625.oo. A 2.0-3.0% commission rate to be offered to the buyers agent. (This is standard compensation for them to bring the buyer to the table).
The commission rate for the buyers agent and flat fee charge explained: It’s highly recommended to give max commission rate for a quicker sale. Once we have established a good working relationship; the flat fee will be optional. We will accept our fees to be included at the time of closing.
