Future Sellers

Thinking of selling your home in the near future due to: relocation for work, downsizing or you’ve outgrown your space? Whatever the reason, here are some facts and tips.

Fact 1

When a real estate professional puts together a Comparative Market Analysis (CMA), they are researching homes that have sold comparable to your property. They search for properties within a 1,2, or 3 mile radius that have sold within a 3, 6, or 12 month window.

Fact 2

Performing a CMA involves creating an in-depth comparison of your property’s age, size, location, and features.

Fact 3

Current market data is what determines fair value, giving you a realistic starting point when it comes to pricing your home.

Tip #1

Find a broker or an agent that has strong marketing capacities,  and strategies to successfully get the word out. When selling your home, marketing your property to attract buyers is the key factor. Its paramount you find someone that is consistent, with follow up and follow through. Marketing is a full-time job until an offer is accepted.

Tip #2

There are so many complexities involved during the transaction process. Make sure you find someone who takes the time to explain what it means to take you from contract to closing. Find a broker or an agent that feels confident in knowing your home will sell quickly.

Tip #3

Integrity matters. Find someone who loves what they do, who has current market knowledge and skillset to get the results you are looking for.
